<p>1) The market has had slumps before&#8230;and money was still made.</p>
<p>2) Not every deal will fall into a cookie cutter format.</p>
<p>3) Not every tactic or idea works in EVERY state/province. Check local laws pertaining to real estate transactions.</p>
<p>Ok&#8230;now on with the article.</p>
<p>So the market has taken a big drop this doesn&#8217;t mean that you, as a real estate investor/professional, are out of luck. It only means you need to add new tricks and tools to your tool box. (Be warned I use &#8220;tool box&#8221; a lot.)</p>
<p>Marketing/locating property</p>
<p>Besides the normal channels of real estate agents and brokers (still the best way to find good investments in my opinion) you have a vast amount or resources at your fingertip with the Internet.</p>
<p>You can join website communities for investors, follow blogs, get in on group discussion etc. All of these things can lead to new and interesting deals.</p>
<p>Several investments have come to me via the web. I also have gotten many tips from other investors on investments and financing issues. Never over look the value of belonging to an &#8220;investor community website.&#8221;</p>
<p>I truly feel that in the future the majority of investing will shift to being web related. Not just in finding investment projects but in doing the research for them as well as the funding process and the marketing/exit strategy as well.</p>
<p>&#8220;New&#8221; financing</p>
<p>Currently we are hearing about how the current market and credit crisis is making getting loans harder This is true. No way around it. The loan process has changed. So what options are left?? The answer is several.</p>
<p>Lease options. Assumable loans. Seller financing. Just to name a few.</p>
<p>The above mentioned may well become the big trends in the next couple of years. I am waiting to see how the lenders change the loan guidelines in the next few months to &#8220;re introduce&#8221; the assumable loan. We are already seeing a HUGE trend in short sales. (This was a practice that was used only in limited capacity in the last 10 years by most lenders now it seems like every other distressed listing is a short sale in some cities.)</p>
<p>Please don&#8217;t let the current market conditions scare you in to sitting this investment period out. Take the time to do the research on finance options, look into building a LLC perhaps. Find out about buying real estate with your IRA. Etc, etc.</p>
<p>Read investment the strategies of the big names in investing. Use the time to educate yourself and above all be creative.</p>
<p>Don&#8217;t let panic drive you off with everyone else.</p>

As the large baby boomer market ages, these consumers have shifted their financial focus away from life insurance and towards assuring their future comfort. Although the industry has long recognized that its future lies in more in financial products than in life insurance, it has lately been losing its share of the retirement market</p>
<p>There has also been a decided shift in the nature of the nation&#8217;s retirement assets. In 1980, total defined benefit assets in the U.S. were 2.5 times defined contribution assets (mostly, 401(k) plans). By 1993, the latest date for which figures are available, total funds of both types of plans were almost equal. From 1984 to 1993, total U.S. 401(k) assets alone grew from about $92 billion to $616 billion, increasing from 0.74% of Americans&#8217; total wealth to 2.18%. As a share of total retirement capital, 401(k)s rose from about 7% in 1984 to 16.6% in 1993, according to the U.S. Department of Labor.</p>
<p>Individual retirement accounts, although no longer as attractive as a saving vehicle due to the loss of most tax advantages in 1986, still capture a huge amount of total retirement assets. By the end of 1996, savings in IRAs had swollen to $1.35 trillion, representing around 3% of U.S. wealth. Most of the growth was from gains in the equity market rather than in new contributions.</p>
<p>A disturbing development for insurance companies is their loss of share of revenue, from 55% of sales fees for variable annuities in 1994 to only 43% the next year. The Wall Street Journal has predicted that insurers&#8217; share of these fees could fall to 30% by the year 2000.</p>
<p>When a 1966 article in Fortune magazine highlighted an obscure investment that outperformed every mutual fund on the market by double-digit figures over the past year and by high double-digits over the last five years, the hedge fund industry was born. By 1968, there were some 140 hedge funds in operation.</p>
<p>In an effort to maximize returns, many funds turned away from Jones&#8217; strategy, which focused on stock picking coupled with hedging, and chose instead to engage in riskier strategies based on long-term leverage. These tactics led to heavy losses in 1969-70, followed by a number of hedge fund closures during the bear market of 1973-74.</p>
<p>Hedge funds have evolved significantly since 1949. Modern hedge funds offer a variety of strategies, including many that do not involve traditional hedging techniques. The industry has also rapidly grown, with recent estimations pegging its size at $1 trillion &#8211; quite the leap from the $100,000 used to start the first fund half a century ago.</p>
